LEASING AND MANAGEMENT SERVICES
Leasing:
WBC will actively market the spaces available by installing signage on the property, listing on Loopnet (a national commercial real estate listing service), sending fliers to all local commercial agents,
highlighting the property at the monthly commercial agent's luncheon, advertising the space on Woodruff website, sending fliers to specific targeted users, contacting national tenant representatives, etc. We will
show the space to prospects and perform applicant screening.
Management:
WBC will handle all aspects of management of the property. We will collect rent, pay all expenses relative to the property to include normal monthly operating expenses, mortgage payment, property taxes,
etc. We will negotiate on your behalf all contracts including but not limited to garbage pickup, landscape, etc.
We will supervise build-out, coordinate any repair/replacements necessary. We will perform regular site inspections. We can handle all day to day maintenance issues with our in-house maintenance
engineer at an hourly rate. We will perform annual reconciliation of tenant's estimated payments of ancillary charges and bill tenants accordingly. We will prepare monthly income and expense statements.
